Question about using a real estate agent to find a home?
My husband and I want to buy a home and obviously need to start with looking at homes, figuring out what we can afford, etc. We don’t know the area very well and want to use a real estate agent.
What happens if we’re not satisfied with the agent or for any reason (the chance he could get stationed elsewhere or a deployment comes up), or decide not to buy a house, do we still pay them for their service or is it just if we actually purchase a home?
How much to offer on a home for sale as is?
The home requires a lot of work, but it is in a great neighborhood. The current owner just didn’t properly take care of. Come to find out I actually know the current owner as we ran into one another when going to view the home.
I found out through looking at public records that the house was in the Lis Pendens stage of forclosure in Febuary but as of the end of March I guess it was dimissed so he still owns the home. And he is getting divorced so the home is priced to sell fast.
However, it needs a new roof, rain gutters, carpet, pressure washing, paint plus the bathrooms and kitchen needs some updating. And that’s just what we observed when viewing the home. Who knows what other additional items home inspector would detect.
I found out how much he orginally paid for home which was $115,000, then noticed he refinanced at $129,000 last year. The home is listed at $179,900. What’s a reasonable starting offer point? Or am I am being too presumptious thinking we can even get a decent deal on the home? Any advice would be appriciated.
I would like some tips on selling my home quickly!
My husband and I plan on selling our home soon. We are getting stuff clean, finishing a pantry, ect. We hope to be ready by October. What are some things we can do that are not too expensive or time consuming that will help our home sell quicker? Last time this home was sold to us, I think it was on the market for 6 to 8 months… Is that pretty average? Thanks in advance

Realtors need not respond to this question. You’ve made it abundantly clear that you don’t think FSBO is a good idea. I would now like to hear from people who HAVE sold a home FSBO and advice on how to get buyers interested. I live in a small town in PA not a hot spot like Los Angeles or Atlanta. Thanks in advance!

I live in an affluent suburb, and am considering selling my own home which I think will be a fairly marketable piece of property (rather than going through an agency and paying the brokerage fee). good idea? bad idea? with some decent marketing savvy/investment and a good real estate attorney can I save myself the 6%? Are there any potential negative ramifications (e.g. from the real estate agency community)?
