It has been found that many home sellers hire a real estate agent based not on his or her qualifications, but more on how comfortable the agent makes them feel. This is simply wrong.
When you solicit the services of any possible real estate agent when selling your home, it can feel as if you are being interviewed, but in actuality, the reverse should be true.
They will do everything in their power to make you feel comfortable and enter a submissive position so that you will sign the sales agreement to have them represent you as the primary sales agent.
But consider that while they were spending time and/or money making you feel comfortable, they are actually looking for a job; and that job would be you, or specifically allowing them to sell your home in order to earn their commission.
There is nothing wrong with this; real estate agents acting in a professional manner shoud be admired and complimented for their almost extreme efforts and the resulting commissions they receive.

I will be placing my home on the real estate market for sale in the next month. I am trying to get an idea of how much commission will go to the real estate agent.
Also trying to decide if its better to finance a new home loan through a local bank or with a broker for a mortgage company.

I am a real estate agent and am looking for some good info about the negatives of using discount (flat-fee) real estate brokers. I am looking for a template to go off of or a handout to send.

I am selling my home and do not want to use a real estate agent. I know that some people out there will say that I should, but I already have a buyer, we have agreed on a price and don’t feel we should hire an agent so they can take their commission for nothing (already had a agent try to get me to use them for the paperwork). My husband and I used a real estate agent and made an offer on a house. Our real estate agent is a woman and we felt like she was not negotiating well with the seller’s agent. My father in law managed to talk and convince the seller’s real estate agent to take us seriously but we had to offer higer and use him as our real estate agent. Can we get sued by our real estate agent or her office by signing a new contract with another agent? Yes we signed papers with her stating that she would represent us.

I am interested in a house and contacted the real estate company online to schedule a showing. The real estate agent told me that the listing agent is an independent through the same company, but that I should not contact the listing agent directly, because they work for the seller not the buyer, and that they won’t have my interests in mind. My reasoning for going with the listing agent is that the seller would have to pay less commission and may be more flexible with their asking price. I live in NC, if this matters. I want to buy this bank owned property that I found. This is my first time buying a home and never used a realtor before. The home is listed for more then I want to offer buy it for, so I want to offer a lower price. I know a realtor who is really aggressive and I think he could get me the house for what I want it for. But I think there will be a few offers on this home.
So would it be better if I were to just use the agent who is representing the bank and put my offer in? Would he have more power to negotiate with the bank rather then an agent not representing the bank? I’m not too sure how it works when you use a real estate agent to purchase a home that they are not listing. I know they get a 50/50 split on the commission when the home is sold. I really don’t care who I use, I just want to be able to buy the home for the price and terms I want it for.
